Choosing the Right Lake Anna Location: The Novelty of Both Waters Estates

You may be familiar with the fact that Lake Anna has a "Private Side" and a "Public Side", also known as the "Warm Side" and the "Cold Side", divided by three Dikes that are berms of land that you cannot cross by boat.  Once buyers learn about the Private Side vs. the Public Side and the offerings of each, they are forced to choose one or the other and conduct their search based on that preference.  With only approximately 100 waterfront homes for sale at any given time, this can really limit your choices. 

Homeowners on the Private Side often wish that they had boating access to the marinas and restaurants, or an escape to cooler water temperatures when the water reaches the upper 90s during the warmest Summer months.  Homeowners on the Public Side often wish that they could extend their water sports season and enjoy swimming and boating as early as April and as late as October.  But what if you could have both?   

One unique neighborhood, Both Waters Estates, has exclusive access to both Lake Anna's Private and Public sides.  With its common area situated at Dike #2, homeowners in Both Waters can enjoy access to both sides of the lake any time of year!  Within the neighborhood, some homes face the Private Side and some homes face the Public Side, but whichever side you face, you have the use of the other via the common area.

Due to this rarity, it is seldom that homes last very long on the market in Both Waters.  Currently, there are three waterfront homes for sale in Both Waters Estates: two on the Private Side, with one just shy of $800k and the other offered at $1,125,000 and one on the Public Side listed for only $495,000 (reduced $40,000 for November only!).  With expansive million-dollar views, this cozy log home comes fully furnished and is certainly a favorite among buyers so far.

Bonus Fact: want a front-row seat for Fourth of July fireworks?  Dike #2 in Both Waters Estates hosts the largest fireworks display on Lake Anna.

If you’re searching for Lake Anna property online, your first step is to click on the “Lake Anna Real Estate” tab at the top of the home page at LakeAnnaResortRealty.com.

​Click on a category of property you’d like to search. Browse through the current listings. Click on any listing to find out more information about the property.

​Each Lake Anna waterfront or water access listing is unique, some will have photos, some will have a virtual tour or slideshow, some may have pictures of the plat, which is very important. The next important step is to scroll to the Google Map at the bottom of the page and zoom out so you can tell where property is located on Lake Anna. If the listing has no plat, you can find lot lines on the county GIS sites. You’ll be able to see the location of the property, where it is on the lake, and its proximity to marinas and restaurants, which county the property is in, whether it’s on the private or public side, even the depth of the water once you understand the lake map, which we will show you later in the Buyers Guide (how to read the map and the location of amenities on the lake).

You can toggle between the Map and Satellite features on the map to see the actual terrain and house and/or dock, neighboring properties, etc. without leaving your house by zooming in so that you can decide if it is a desired location for yourself and for resale.

Which one of these boathouses would you build on Lake Anna?

This is one of our favorite boathouses.  The craftsmanship rivals what one may see on an opulent home.  Two levels of inside and outside areas for entertaining, automatic garage doors, arched beams & windows, along with magnificent roof lines make this boathouse an architectural aquatic marvel.

This is another boathouse "mansion" - which houses at least 4 boats, offers a swing, and covered outdoor space.  There are two living spaces, perfect for relaxing on the waterfront.

Can you say maintenance-free?  This gem maximizes the footprint by adding the space inside the Cape Cod style roof that covers the two boat bays.  Large windows will allow lots of light and the sun deck allows for sun on top and creates dry shade underneath.

105 Acres Available via Online Auction

    #1 - The lots being irregularly shaped by the waterfront create 
    an obstacle in itself.  A curved shoreline and varying topogra-
    phy can make for an unusual shaped plat. 

    #2 - Three counties with three different tax rates and amenities 
    border Lake Anna, creating a lot of choices right off the bat.

    #3 - The coves present intersecting waterfront extension lines     
​    and irregular distances on the shoreline.

    #4 - The north, south, and mid part of the lake present many     
    different dynamics.  

    #5 - Almost every subdivision is different and has different re-
    strictions, as do the three counties.

    #6 - The warm side vs. cold side or private vs. public side.

    #7 - Larger lots sometimes mean less value, due to the buyer 
    wanting less to maintain on a vacation property.
